Cash Flow is Queen Appreciation (the house going up in value) is the icing on the cake. Cash flow (the rent covering the mortgage + expenses with money left over) is the actual cake. If the numbers don't work today, don't buy it hoping they’ll work in five years. We buy for profit, not for potential.

Boring is Beautiful The sexiest investment property is usually the ugliest one on paper. We aren't looking for the cutest house on the block; we’re looking for the one with the best ROI (Return on Investment). A reliable duplex with steady tenants beats a luxury vacation rental that sits empty half the year.

Know Your Cap Rate If you don't know what a Cap Rate is yet, don't worry… that's what I'm here for. But just know: we are going to run the numbers until your eyes cross, because I refuse to let you buy a money pit.
